Konkr\u00e9tne n\u00e1jomn\u00e9 b\u00fdvanie na Slovensku. \u010co sme zistili? Takmer polovica (48 %) z op\u00fdtan\u00fdch n\u00e1jomcov pl\u00e1nuje zosta\u0165 v n\u00e1jme aspo\u0148 p\u00e4\u0165 rokov. Vyplynulo to zo septembrov\u00e9ho prieskumu B\u00ddVANIE SLOV\u00c1KOV 2023. Medzi hlavn\u00e9 d\u00f4vody patr\u00ed nedostatok prostriedkov na vlastn\u00e9 b\u00fdvanie (48 %)<\/strong> a t\u00fa\u017eba osamostatni\u0165 sa od rodi\u010dov (19 %). Tu treba podotkn\u00fa\u0165, \u017ee n\u00e1jomn\u00e9 b\u00fdvanie je u\u017e v krajin\u00e1ch z\u00e1padnej Eur\u00f3py dlhodob\u00fdm \u0161tandardom. V Nemecku je to napr\u00edklad a\u017e ka\u017ed\u00fd druh\u00fd \u010dlovek.<\/p>\n\n\n\n

J\u00e1n Holl\u00fd, finan\u010dn\u00fd riadite\u013e Invest in Slovakia, komentuje situ\u00e1ciu na Slovensku takto: \u201eSiln\u00e1 t\u00fa\u017eba Slov\u00e1kov b\u00fdva\u0165 vo vlastnom u\u017e druh\u00fd rok po sebe nar\u00e1\u017ea na tvrd\u00fa realitu najm\u00e4 na trhu hypot\u00e9k. Analytici v\u0161ak nepredpokladaj\u00fa n\u00e1vrat cien hypot\u00e9k na \u00farove\u0148 okolo 1 % do roku 2025. \u010coraz viac Slov\u00e1kov tak bude musie\u0165 namiesto hypot\u00e9ky na k\u00fapu vlastn\u00e9ho b\u00fdvania siahnu\u0165 po b\u00fdvan\u00ed v prenajatom dome \u010di byte. Trend potvrdzuje aj rast\u00faci z\u00e1ujem developerov aj investorov o n\u00e1jomn\u00e9 reality na Slovensku.\u201c<\/em><\/p>\n\n\n\n

Aj v s\u00favislosti s rast\u00facim z\u00e1ujmom o n\u00e1jomn\u00e9 projekty v bl\u00edzkej bud\u00facnosti pripravujeme nov\u00e9 investi\u010dn\u00e9 kampane s mo\u017enos\u0165ou profitu z dlhodob\u00e9ho pren\u00e1jmu. Z n\u00e1\u0161ho prv\u00e9ho prieskumu investi\u010dn\u00e9ho spr\u00e1vania Slov\u00e1kov<\/a> vyplynulo, \u017ee a\u017e 64 % z n\u00e1s pravidelne mesa\u010dne investuje sumu do 100 eur.<\/strong><\/p>\n\n\n\n

Na zak\u00fapenie vlastn\u00e9ho b\u00fdvania potrebuj\u00fa Slov\u00e1ci viac ako 14 \u010dist\u00fdch ro\u010dn\u00fdch platov.<\/a> T\u00e1to skuto\u010dnos\u0165 n\u00e1s zaradila na \u010delo eur\u00f3pskych kraj\u00edn s najhor\u0161ou cenovou dostupnos\u0165ou b\u00fdvania. Prieskum uk\u00e1zal, \u017ee za d\u00f4vod pre b\u00fdvanie v pren\u00e1jme viac ako 46 % op\u00fdtan\u00fdch uviedlo nedostatok financi\u00ed na vlastn\u00e9 b\u00fdvanie.<\/strong> V d\u00f4sledku toho mnoho Slov\u00e1kov h\u013ead\u00e1 alternat\u00edvne rie\u0161enia b\u00fdvania, \u010do vedie k rast\u00facemu dopytu po n\u00e1jomn\u00fdch bytoch. <\/p>\n\n\n\n

Hoci n\u00e1jomn\u00e9 ceny medziro\u010dne st\u00fapli, pre mnoh\u00fdch je n\u00e1jom st\u00e1le v\u00fdhodnej\u0161\u00edm rie\u0161en\u00edm, najm\u00e4 v porovnan\u00ed so spl\u00e1tkami hypot\u00e9k. Paradoxne, napriek vysok\u00fdm cen\u00e1m a nedostupnosti vlastn\u00e9ho b\u00fdvania, ponuka novostavieb na Slovensku rastie, pri\u010dom ceny star\u0161\u00edch bytov mierne klesaj\u00fa. V kontexte t\u00fdchto trendov sa mnoho Slov\u00e1kov rozhoduje pre n\u00e1jomn\u00e9 b\u00fdvanie a pravideln\u00e9 investovanie zvy\u0161n\u00fdch finan\u010dn\u00fdch prostriedkov. V prieskume prejavilo z\u00e1ujem o pravideln\u00e9 investovanie 100 a\u017e 200 eur do nehnute\u013enost\u00ed na dlhodob\u00e9 n\u00e1jomn\u00e9 b\u00fdvanie a\u017e 73 % op\u00fdtan\u00fdch.<\/strong>

Mno\u017estvo klientov kv\u00f4li infl\u00e1cii a vysok\u00fdm cen\u00e1m hypot\u00e9k aktu\u00e1lne rad\u0161ej zvol\u00ed invest\u00edciu do finan\u010dne dostupn\u00e9ho realitn\u00e9ho crowdfundingu, ktor\u00e1 sa za\u010d\u00edna od 100 eur, ne\u017e invest\u00edciu do nehnute\u013enosti.<\/p>\n\n\n\n
