The COVID-19 pandemic has changed everyone's life. It has also had an extraordinary impact on sentiment in the real estate market and in investing as as a whole. That is why we have decided to create a mini-series of articles on rational arguments why it pays to invest in real estate. In the first part we we talked about the first 3 reasons, and in today's article we will introduce the next three. You will read about the remaining 4 reasons soon in the last article of this series.

Advantage No.4: You can invest in real estate even with 100 euros

It's clear to us, so 100 euros in your hand won't buy you an apartment or a garage. But still you can use it to build passive income from the investment. How? Through real estate crowdfunding! If you are a natural person over 18 years of age or a legal entity, invest in real estate projects right away. The minimum investment amount is only just 100 euros. The undeniable advantage of real estate crowdfunding as one of the way of investing is future yield, which the investor knows when he enters the investment.

How does it all work? "In the case of real estate crowdfunding, the investor puts his money into the campaign of a specific investment project through a platform such as Investícia Slovensko. Collected money from several investors is subsequently collected in the form of a secured special-purpose loan is provided to the main investor for the investment project, in return for a pre agreed interest. The terms and conditions vary from one specific investment project to another. If the crowdfunding is not successful, the invested the amount will be returned to the investor in full to the investor's account. Investor does not pay any fees for investing in real estate projects. Platform earns money by providing the actual loans to the owners of the investment projects," the portal states on its website www.investiciaslovensko.sk.

Yes, it is. Real estate crowdfunding through the Investícia Slovensko platform is completely free of chargewhich means that the return on investment is your clean capital gains. You can view these clearly on your online investor account 24/7. There you will find, among other things, an overview of individual transactions and all other relevant information for your investment account.

Advantage 5: People will always be need housing

We see it again and again. Even the current COVID-19 pandemic has proven to investors that real estate, and especially properties intended for housing, are a safe assetwhich fails to record major fluctuations in its in value than, for example, equities or other types of investments that changed their value by tens of percent in a matter of days. People simply need to live, and they always will.

Advantage No.6: Real estate offers various investment opportunities

Investing in real estate is a very broad concept. If for the moment we focus only on investing in "physical real estate" can also be found here multiple investment approaches and optionsthat individual types of real estate offer.

Flats, houses and office buildings are not the only types of real estate in which an investor can be profitable. Take land, for example. How many investment opportunities can you come to mind when you say land use for investment purposes? You can at build a new street of houses on it, you can rent it out to farmers to grow crops on it, you can even build a solar collector "farm" on it and sell the energy to the national grid. The possibilities are truly endless, and thus it's important to realise that, unlike investing in stocks or bonds, which you can only hold or sell, there is much more to real estate investing more investment opportunities to get either one-off income or long-term and regular passive income.

In larger cities in Slovakia is an investment opportunity, for example buying garages in locations that have a long-term problem with parking. Buying a garage is a relatively inexpensive investment that requires much lower initial capital than buying an apartment, house or office building. Also, a garage does not face wear and tear, you have less to worry about as it is connected to electricity at most and also provides the investor with quite an interesting cash flow compared to initial investment.

As you can see, there are plenty of options, you just have to choose. Do you have the funds to spare? Do not hesitate to invest them, because the money they cost does not make you money, they even lose their value over time.
