Investing in real estate is undoubtedly the one of the most popular ways of investing and building passive income. In a series of articles entitled "10 reasons, reasons to invest in real estate" we have prepared for you the main reasons and motivators why this is so.

We started the series the first articlein which we mentioned the possibility of building passive income, diversification of investment portfolio as well as tax benefitswhich arising from investing in real estate in Slovakia.

V the second article of the series we looked again at availability of real estate investment, which in recent years has been opened to the general public. Further on security of real estate investments and various investment opportunitiesthat are available to the real estate investor.

Well in today's third and final article, we'll introduce you to Remaining 4 reasons to invest in real estateto wrap up the series.

Advantage No.7: Property prices are rising

Despite the fact that once every few years there comes a period, usually lasting a year or two, when the price of real estate drops in the short term, according to official data of the National Bank of Slovakia the real estate intended for housing in Slovakia appreciated from 2002 to 2015 at an average rate of 5,77% per year. Which means that in addition to the positive cash flow when the tenant pays your mortgage and all the expenses associated with the use of the apartment, in the end you will also earn on the increase in the future purchase price itself.

Advantage No.8: You can also invest other people's money

The pursuit of getting rich or retiring early only by saving earned money is, to say the least, very difficultif not completely impossible. Investing is therefore as soon as all debts other than the mortgage have been repaid step 1 in building financial freedom and independence.

Investing in real estate offers investing foreign funds (from the bank) for appreciation over time. This lever effect will certainly not occur if you choose to invest in, for example, shares, bonds or cryptocurrencies. The bank will most certainly give you a good loan for 30 years at a ridiculous interest rate for this type of investment.

Advantage No.9: Real estate is a tangible asset

In contrast to investing in securities, real estate are tangible assets, that you can see and catch. For many investors, especially beginners, is difficult to build confidence in investing in intangibles, into the abstract property rights.

While at investments of an intangible nature, in extreme cases it may happen that the value of the investment is suddenly reduced to zero, for example when the company goes bankrupt, whose shares you own, At for real estate this is not a threat. Of course yes, a tsunami can come, or a tornado that completely devastates the house, but in our conditions we can the most we can worry about is a fire, which is very easy to treat with smoke detectors connected to a fire station.

Za samozrejmosť považujeme aj riadne poistenie majetku a domu samotného, ktoré by malo zahŕňať aj poškodenie živlami, napríklad povodňami, alebo už spomínaným požiarom.

Advantage No.10: Real estate is an investment you can leave to future generations

The ultimate reason to invest in real estate is passing them on to future generations. Whether it's the house you live in or the land, forests or production halls you own, the idea of one day your children will inherit is certainly pleasant. It brings a kind of reassurance that you will provide for them even after you are no longer here.

However, if you are trying to help children now, we recommend that instead of buying a physical property invest in a real estate crowdfunding projectthat can provide you with passive income in a short time, which you can use immediately as a family or reinvest further.
