Another project funded. What have we learned?

In addition to writing up some interesting numbers from the last funded Park Forest campaign***, I'd like to share with you perhaps a more intimate look at our strategic thinking and what we've realized the last few days.

But let's get down to the facts and figures for the funded Park Lesná*** project:

  • Total investment 318 126 EUR.
  • The maximum target amount was 330 000 EUR.
  • Minimum investment 100 EUR.
  • Maximum investment EUR 25 000.
  • The project involved 146 investors.
  • The fixed return from this project is 12.18 % p.a.
  • Return interval for the investor Quarterly.
  • The investment period is 36 months.

Again a fantastic result! Thank you to all participating investors! We helped the developer move this investment project into phase 2.

The main investor currently needs to meet 2 conditions to be able to draw investment from our INVESTORS CLUB members.

  1. The drawdown of the loan is conditional on the presentation of the original extract from the title deedwhich says that the developer is 100% owner of the property where the project will be implemented. 
  2. Invest Slovakia, through its company, will become pledgee 100% share company of the principal investor, which may be used by the principal investor for the benefit of all members of the INVESTORS' CLUB in the event of a breach of the terms of the principal investor.

At the moment the funds collected for the investment project Park Lesná*** they are cashed in on the Investícia Slovensko account in the bank ČSOB and will be released in favour of the main investor only after the above-mentioned conditions have been met.

Every single investor who participated in the investment in the Park Lesná*** project will be able to in your investor account insight into the details of the project and follow the progress of this investment project. 

More growth and resources for Slovakia

I don't hide the fact that I, and my colleagues, have a soft spot for investment projects that can give other benefits to the neighbourhood besides shared profits.

Of course, I love it when money invested brings in new money. But I like it even more if it also has a positive impact on our surroundings.

I often now think about how to do it in a more massive way. Maybe I'll write more about that in a separate blog.

What I can write now is that we are preparing a portal and an INVESTORS CLUB for all residents of the European Union. Anyone from abroad can participate in the investment opportunities from which the money collected will flow to the Slovak Republic.

Slovak projects from west to east

In no way do we want to categorize the territories in which part of Slovakia to support an investment project and in which not. We believe that in any part of the Slovak Republic there is an opportunity to find an investment project that can bring all investors a deserved and, most importantly, fair return.

Our goal is to expand across the country. This is not easy, as it takes several months to thoroughly prepare an investment project. But our ambition is to look from west to east.

Passive income every single month

Already maybe the next project will bring all our INVESTORS CLUB members a passive income every single month.

Probably the most common model of investment in real estate projects is BUY - RENT. There are investment opportunities coming up at the moment that have undervalued certain types of property due to the coronavirus, so there is a new opportunity for all of us to invest in BUY and profitably RENT with a very interesting cash flow.

And after some time, if the value of the purchased property reaches its historical maximum, sell this investment product profitably. That is why I am looking forward to this type of investment project and to seeing how our investors react. The demand from you is really high.

We want to teach developers to be more open to investors

Although we make special purpose investments for a specific project with extensive investment analysis, detailed information about the project, balance sheets, costs and profits, SWOT analyses and much more, we would like the developer to be more open during the implementation of the projects as well.

I completely understand that every single developer or major investor protects their know-how, practices and strategies on how they build their investment projects.

But we are thinking very hard about how to effectively share with all investors involved in an investment project the progress of the implementation and the various strategic decisions that the lead investor has to make on a regular basis as the project is being built.

If you choose any investment product, whether it's in a bank or buying notes and bonds, you have minimal information about where your money will actually end up.

Banks won't tell you where your money flows in savings accounts. And the companies that sold you the note or bond will tell you almost nothing except the amount of the yield and when it will be paid.

That is why I believe that more openness will increase trust between investors and developers. Whatever the course of project implementation, expectations will be met, not met, or exceeded.

Conclusion

There are still a few topics on the table that we plan to tackle this year.

However, we are already extremely pleased with the fact that the number of active investors is constantly growing. We are constantly working on many things - a clearer environment for investors, improving investment due diligence, which is designed to examine a potential investment plan in detail before it enters the INVESTORS CLUB, and trying to meet your requirements for projects as well as business models that are in demand from your side.

NBS. On the basis of Regulation (EU) 2020/1503 of the European Parliament and of the Council of 7 October 2020 on European crowdfunding service providers for business and amending Regulation (EU) 2017/1129 and Directive (EU) 2019/1937 (the "Regulation on European crowdfunding service providers for business"), crowdfunding will become a legally regulated activity.
