It is a well-known fact that Slovaks are real estate lovers and they like to see real estate as an excellent investment opportunity with long-term profit.

The main reason for the popularity of real estate in Slovakia is the historically good experience of Slovaks with this type of investment in the long term. Most people got their housing or property through privatization or inheritance proceedings and suddenly became owners for a bagman and did not need to make the slightest effort to do so. The amount for which it was possible to buy flats for personal ownership is ridiculous compared to today's prices.

Despite how profitable and ideal real estate investing seems, it's important to learn a few interesting facts before you take the plunge. So that you don't end up buying a cat in a bag, but a long-term passive income generator.

Why invest in property?

Many investors consider real estate investing to be one of the best investment options. This is not surprising, as real estate has several beneficial characteristics. For example, the right increase in the value of a real estate investment can, when provided to tenants generate rental income and qualify it as a valuable asset.

Factors for choosing a suitable property

Not every property is good to invest in just because it's a property. You need to look for specific requirements that will make your investment successful and sustainable.

  1. LOCATION is a very important requirement within the real estate market. To attract the right tenants and prospective buyers this will be a primary factor. However, location can change over time and increase the value of a property or cause the opposite effect. These are very difficult situations to predict and are related to the risk of investing in real estate. You never know what will happen in a few years.
  2. THE NEIGHBORHOOD is a major factor affecting the value of a property. For example, a rental property near a college will attract many student tenants. This also means that there will be times when the rented property will remain vacant when the school is not in session. Excellent facilities, businesses in the area can increase the value, similarly poor ones decrease the value, etc.
  3. SAFETY is a factor that a tenant or buyer should consider when purchasing a property. The crime rate will significantly affect the value of the investment.
  4. THE CONDITION OF THE PROPERTY is an essential factor in investing in a good property. Be sure to check that the property is in good condition or requires minimal repairs. Have a competent worker inspect the entire building and do not hesitate to find other options when you find that the property is not in the condition you would like. You won't hopefully buy a cat in a bag and then find out you made the worst deal of your life.

NBS. On the basis of Regulation (EU) 2020/1503 of the European Parliament and of the Council of 7 October 2020 on European crowdfunding service providers for business and amending Regulation (EU) 2017/1129 and Directive (EU) 2019/1937 (the "Regulation on European crowdfunding service providers for business"), crowdfunding will become a legally regulated activity. From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia. As a provider of crowdfunding services, we welcome this effort of the European Parliament and we are ready to actively participate in the implementation of the Regulation in order to clarify and set uniform rules for crowdfunding within Slovakia as well as throughout the European Union.
