This is the first thing we come into contact with. An investment plan, a business plan, an architectural project, or just a simple idea, a vision.

What can an investment plan look like?

For example:

"I would like to build a residential property on undeveloped land near a village frequented by tourists with a shortage of accommodation facilities." 

Or "I would like to build residential units in a popular built-up area of the city with leased land and a completed architectural study."

Or "I want to buy an old building, renovate it and turn it into a modern polyfunction. I want to borrow some of the money from cwordfunding to buy the building. The bank will lend me money for the renovation."

Or like this - "I want to build a cooperative, raise a herd of wild animals there and sell the organic meat to upscale restaurants all over Austria." 

There are many investment plans, many ideas. Some are better handled, others worse. 

Developers want to sell their idea and get funding for their investment project. This is usually the first input we need to filter conscientiously. We can quickly bounce back from this point, or we can completely stop it - as the popular saying goes, sweep it off the table.

In a series of blogs about due diligence of investment opportunities you will understand the complex process that every single investment plan has to go through before it reaches the final version to the INVESTORS CLUB.

We will sort out most of the intentions

In addition to the poor quality ones, unfortunately, there are also quality investment projects that we are currently unable to support.

For example, investment opportunities outside of Slovakia - at the moment we do not have sufficient experience to evaluate such complex real estate projects in a jurisdiction other than the Slovak Republic.

Or if it is a so-called moloch that consumes millions or tens of millions of euros. At the moment, the INVESTORS CLUB is unable to finance such large projects and to share in the proceeds of investment opportunities that require an investment of more than 1 million euros. 

And then there are the investment plans outside our scope. As startups, resp. startups that need a financial injection to start their business. Occasionally, we get an inquiry to support a similar project. 

This is not our thing. Even though startups are so popular among investors, for me personally they are very risky without substantial hedging. Hop, or trop. 9 out of 10 startups fail. But the 10th one can make me money for all 9. I'm not identified with this investment tactic.

Let's stick to real estate

Investments in real estate and real estate projects are opportunities that we can responsibly evaluate, secure for investors and thoroughly prepare for investment with a fair return.

The investment plan is therefore the first input from the developer or the main investor. But this is just the beginning of the journey that awaits us during the due diligence of investment opportunities.

I think location is the most undervalued commodity in the business world. And in any business. In the next article I will write you my experience how a bad place can hurt a business in a significant way. And vice versa.

Location doesn't just affect the real estate business.

All it takes is selling hot dogs on the wrong street corner and it can sweep you out of the business world. Location can also be where you decide to distribute products through your online store. The location where you set up your ski lift in a warming weather. 

If you choose the wrong location, it can determine both your success and your downfall. And even with the most convincing business plan I've ever seen in my life. I've ever had the privilege of seeing.

NBS. On the basis of Regulation (EU) 2020/1503 of the European Parliament and of the Council of 7 October 2020 on European crowdfunding service providers for business and amending Regulation (EU) 2017/1129 and Directive (EU) 2019/1937 (the "Regulation on European crowdfunding service providers for business"), crowdfunding will become a legally regulated activity. From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia. As a provider of crowdfunding services, we welcome this effort of the European Parliament and we are ready to actively participate in the implementation of the Regulation in order to clarify and set uniform rules for crowdfunding within Slovakia as well as throughout the European Union.
