While stock markets experienced a slight stumble in late March and during April due to the global pandemic of COVID-19, prices on the real estate market have not been touched by the coronacrisis, so to speak.

A short pause in the spring of this year, when the sale of the property was halted due to the absence of the possibility of inspections of interested parties, seems to have only benefited the market.

The missed demand became apparent shortly after the break, in the summer, when a shortage of properties for sale coupled with high demand for them resulted in further increase in purchase prices of both residential and commercial properties.

Price for waiting

What does it mean for for an investor to wait? You would be surprised, but a lot. Let's break it down to small. It's not for nothing they say that time are money. In general, if you have saved an iron reserve in 3 months of living expenses, and you have paid off all your loans except those with interest rates lower than 4-5%, the best time to invest is right now.

Not absolutely no reason for an investor to hold back his spare funds intended for investment in a checking or savings account. Because money loses its value over time, annually by the amount of inflation, approximately 2 %.

Of course we encourage you to make sure that before entering into any investment own market research and have assessed the desirability and in particular the riskiness of the investment. For investor, it is absolutely essential not to panic and to act under any circumstances rationally and not under the influence of emotions.

Investing in real estate crowdfunding

An interesting investment opportunity is undoubtedly also real estate crowdfunding, which enjoys an increasingly popularity among Slovak investors. Its operation is in principle very simple. Individual investors consist of one large secured special-purpose loan provided by the platform Investment Slovakia Developers, who chose to finance his project through a real estate crowdfunding.

Investors can enjoy superior profit from its investment and also the possibility to invest from a one-time investment of 100 euros. NBS. On the basis of Regulation (EU) 2020/1503 of the European Parliament and of the Council of 7 October 2020 on European crowdfunding service providers for business and amending Regulation (EU) 2017/1129 and Directive (EU) 2019/1937 (the "Regulation on European crowdfunding service providers for business"), crowdfunding will become a legally regulated activity. From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia.
