New crowdfunding project for the construction of houses in the "Green project" concept

Just a few days ago we opened a new crowdfunding project for the construction of family houses in "Green project" concept.

The "Green project" concept is to make maximum use of the green spaces on the areaswhere there would normally be concrete, iron, or other building material.

Well, before I write anything about it, let's have a look main investment attributes of this crowdfunding project:

  • Investment period: 24 months
  • Project yield: 14,37 % p.a. (annually)
  • Location: Prešov
  • Type of project: Realtor, construction of 2x family houses with low energy consumption in the "Green project" concept
  • Maximum investment amount from all investors: EUR 200.000
  • Minimum investment amount from all investors: EUR 100.000
  • Maximum investment amount from one investor: 30.000 EUR
  • Minimum investment from one investor: 100 EUR

So let's go to the description of this, in my opinion, really great real estate project with a short investment period.

Specifically for these family houses, the architects managed to fantastic use of roof space. Roofs are a much discussed topic at the moment, as almost 100% of the roofs of our dwellings are unused space that could serve a better purpose than none at all.

Some time ago I saw a documentary where an enterprising group of people in New York City were trying to make use of neglected and unused rooftops right in downtown on high-rise buildings.

This initiative organised summer cinemas, theatres, open-air nights. They landscaped the roofs in various ways to make them pleasant, livable, green and to fulfill their purpose. 

You could reserve a spot on the rooftop for your day, have a picnic, spend the whole night overlooking New York City and sleep straight under the stars. Crazy? Unique, in my opinion. 

It was interesting to watch. 

The current ongoing crowdfunding project of low-energy houses in the "Green project" concept, in addition to the low energy performance of the houses focused on where to find green, usable places under construction, which would improve the quality of life for future owners.

Below is a study where it was possible for a single family house to gain 75m2 on the roof using a roof terrace.

Such houses will also be built in Prešov, namely thanks to crowdfunding and all the members in the INVESTORS CLUB, whom we thank for this.

Why family houses near the city centre?

The construction of family houses was not a decision only because of the ecological or green concept. Family houses and especially those in close proximity to cities have gained a huge number of interested buyers in recent months. This demand is also felt in the case of the current situation affected by COVID-19.

Wondering why. Well, I think maybe COVID-19 and the quarantine measures helped a lot.

Obviously, it makes a huge difference whether you are locked up for 10 days during quarantine at home in a block of flats between four walls, or in the garden of your house. Or, in the case of our crowdfunding project, on a roof terrace.

Perhaps it is in these situations that people have realized what a strong added value it is to have their own land, their own garden, terrace, or open space in the air where they can spend their free time.

In conclusion.

We want to offer our member of the INVESTORS CLUB considerably more similar projects, perhaps even in the "Green project" concept. Building houses in a lucrative location, with an idea, a good idea, in a low-energy fashion is very interesting an investment with a decent and fair return.

For example by using roof space, the developer's costs have increased minimally, but the usable (sales) area significantly.

From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia.
