Information about the Schvabi Residenz project

The intention of the investment project Schvabi Residenz is the construction of a residential and multifunctional building with its subsequent sale.

The main investor buys a large plot of land with a project in a lucrative and strategic part of the city of Prešov, on Švábska Street, in close proximity to the main transport connection Košice - Poprad. In this location will build:

  • 12x new residential units of various sizes with private parking
  • 4x multifunctional units (offices, commercial)
  • 20x parking spaces and green areas

Proposed multifunctional building has two main functions, namely multifunctional and residential. Non-residential premises (commercial, office) will be used for multifunctional purposes.

Investment property located in the desirable residential locality of the city of Prešov on Švábská street. The regional city of Prešov is also the third largest city in Slovakia with a number of shopping centres, kindergartens, primary, secondary and higher schools, hypermarkets, market places. The city has a strategic geographical location.

City Prešov is one of the most promising cities in Slovakia with great investment potential. This is also thanks to the implementation of a complete bypass and motorways, which will significantly solve the transport logistics in the city of Prešov and its surroundings.

What gave the project its name?

Cockroach Settlement was founded in 1781 and built between 1781 and 1785 at the invitation of Emperor Joseph II. Not a single residential building remains from the original historic buildings. Historically, there are several alternative (erroneous) spellings of the village name, Šváby, Schvabi, Švábi.

The main investor chooses the historical name of his project Schvabi Residenze (in German), just after its founder, Joseph II, who was Emperor of the Holy Roman Empire of the German nation from 1765.

Why invest in Schvabi Residenz?

Excellent location of the project with fast connection to the centre of Prešov and Košice, with the potential to improve transport accessibility after the construction of the Prešov bypass and the Prešov tunnel.

The purchase of land and the subsequent construction of a multifunctional building offers high appreciation and return on investment at ROI 23,36 % with quarterly payment of returns. The main investor has its own design office and construction company, which significantly reduces construction costs.

The design concept of the project takes into account the soundproofing of the residential part from the road thanks to the multifunctional part, which will improve the amenities for the whole neighbourhood.
