After the successful "Real Estate Project" campaigns, we embarked on a new challenge - a series of "Capital Growth" campaigns.

We have developed analyses and the idea of a new business model and we have published a new opportunity in INVEST CLUB - RENT (rent).

It was a business model where the Main Investor finances the construction or purchase of properties with a favourable or undervalued price in order to continue to operate/lease the properties (mainly flats, apartment houses, holiday properties, industrial buildings, office premises), which will enable the Main Investor:

  • generate regular monthly income from the rental or operation of real estate and at the same time
  • to achieve a return on capital from property price growth based on the development of property supply prices and analysis of market factors.

What's in it for the investor?

The investor in this type of project benefits twice:

  1. Regular monthly returns (hereafter referred to as "monthly distributions") from the rental or operation of real property and, at the same time
  2. Extra yield at the end of the investment period ("capital gain") caused by the increase in the value of the property over time, or by renovation or redevelopment. 

The current investment crowdfunding campaign was primarily used to fund the purchase of these properties and their operation.

INVEST CLUB members had the opportunity to participate in this investment, sharing a regular monthly payment of 7,58% p.a. and at the same time at the end of the investment period (i.e. for this investment campaign after 36 months) get capital return in the amount of 10,5% from the deposit.

Can it be selected earlier?

Yeah. This model allows investors to pay out the principal earlier. This can happen under the following conditions:

Already after 9 months, the investor may request payment of the principal and a pro rata portion of the monthly payment (interest income without capital gain), provided that Invest in Slovakia finds an interested party for the assignment of such investment or the Main Investor agrees to early payment of the principal from its own resources.

The required time for early repayment of principal is up to 3 months from the time of request. I.e. From 9 - 35 months, an investor can request a principal payout with a pro-rata portion of the monthly payout with no return on CAPITAL GROWTH.

There are several great reasons to invest in this BUSINESS MODEL:

  1. A unique investment model that on the one hand generates monthly payouts to investors from operations (interest income) and at the same time a Capital Growth payout from property appreciation.
  2. The monthly rental yield (interest income) for the investor is 7,58% p.a. and the subsequent appreciation of the investment at the end of the investment period, the capital return, in the amount of 10,5% of the deposit (after 36 months).
  3. Passive income from a minimum investment of 100 euros.
  4. INVEST CLUB members who participate in this investment campaign will receive complete asset vs. liability information in an annual report.
  5. The investment in the investment project will be secured by property (both movable and immovable) financed through this crowdfunding campaign. For more information, see the Security and Guarantees section.

Statistics of the project "4Q/2021 - Payouts with capital growth (I)":

  • Total investment EUR 111 063.
  • Minimum investment 100 EUR.
  • The campaign involved 102 investors.
  • The fixed return from the project was 7,58% p.a. (per year).
  • Capital growth after 36 months 10,5% from the deposit.
  • Payment of proceeds is monthly.
  • The investment period is 9 -36 months.

From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia.
