We opened new investment project Park Lesná***, High Tatras, family houses TALL & GRAN.

Continuation of a successful project that was funded in the first round by 100% with the amount requested from the main investor.

A total of 65 INVESTORS CLUB members participated in the first investment round, investing EUR 171 450. A really great result for the Park Lesná*** project.

In the 1st round, at the end of 2019, the main investor was primarily preparing a project of family houses for short-term rentals in the High Tatras locality, which were a huge success at that time.

Properties for short-term rentals are mostly bought by buyers as investment properties that subsequently generate a decent rental profit. The return on these investments is often within about 8 years.

I will give an example.

Price of a holiday home in the High Tatras - 200.000 EUR. Monthly net profit from renting can be around 2.000 EUR (130 EUR / day minus free days, minus costs). The return on this investment is 8.3 years.

Property appreciation as per NBS statistics may be somewhere in the range of 4 - 5% per annum.

The investment in a house used for short term rentals is recovered after 8 years. The property will increase its value from 200.000 EUR to about 280.000 EUR.

And so we have a very interesting way to achieve passive income + a great asset.

Coronavirus has influenced trends

In 1Q/2020, the coronavirus fundamentally changed some real estate trends. Sales of investment properties used for short-term rentals fell almost to a minimum. That is, to 0% to 10% of the original sales.

Which was already a reason to think and react quickly.

In the long term investment in holiday homes is still very interesting and perceived by us as a huge investment opportunity.

The main investor of the Park Lesná*** project was granted a short-term loan in the first investment round and needs to repay it by a certain date.

And so family houses intended for short-term rentals have changed their character for family houses TALL & GRANwhich are primarily intended for year-round living. Of course, the investors were informed about everything.

Here I see a strong benefit for all INVESTORS CLUB members who have invested in projects, because they have up-to-date information from the developer with solutions for a specific case.

Unlike investments in corporate bonds of various real estate companies, which invest the invested funds in various properties without up-to-date information and how to deal with unexpected events.

But let's go back to the investment project Park Lesná***, family houses TALL & GRAN, where An investment campaign for all is currently underway.

The High Tatras are only a few kilometres from the Park Lesná*** site and represent a value that will forever remain a very strong asset of this development.

Investment attributes

Let's get to the facts.

The main investor allowed the members of the INVESTORS CLUB to invest in this project with yield 12.18 % p.a. (per year) for a period of 36 months.

The investment is secured by duly concluding a Loan Agreement between the investor, a member of the INVESTORS CLUB, and the developer, the main investor, who guarantees the repayment of the investment in the form of the loan obtained with all of its assets.

Investment Slovakia, will happen at the same time pledgee 100% of the business share the company of the main investor.

In this way, Investícia Slovensko can secure all the business assets of the main investor's company for the purpose of subsequent satisfaction of claims in the event of their default.

A condition for drawing on the investment the main investor is that it will provide the original title deed for the land in question, where the Park Lesná*** will be implemented. The sole owner of the property must be the company on which the commercial interest will be secured by a mortgage. At the market price of the land in the area, the special purpose loan is secured.

The investment campaign runs from 1.7.2020. After the first day 37% are already filled out of the target amount of EUR 330.000. A fantastic result with the assumption that the investors will meet the necessary amount for the Park Lesná*** project to go ahead.

As EXTRA BONUS the main investor has prepared special conditions for members of the INVESTORS CLUB, who in the case of investment in the Park Lesná*** project, have the opportunity to obtain real estate on favorable terms.
