The platform has had another 4 months which have been extremely successful. Invest Club members had a choice of a rich offer of campaigns.

Invest in Slovakia mediated by as of 30.4. 2022 total investments EUR 5 461 054,42.

The average investment over a four-month period was EUR 1 047,71.

The journey from the inception of the business plan to our current work has also been presented in the magazine FORMEN in the February-March double issue.

We have become a partner of the MONEY TALKS podcast, which has welcomed Zora Czoborova, Vlasto Čepa, Július Barczi and Radka Grendova to the recording studio over the past four months. Martin Šmahel and Ján Žgravčák visited the studio last year. All videos can be found at YouTube channels and audio on all podcast apps (Podmaz, Podbean, Google Podcast, Amazon Music, and Spotify).

To effectively summarize the most important information for Invest Club members, we have started publishing a newsletter called "Investor's morning coffee"which will be published on the last day of the month and will be delivered to your email inboxes.

In April we brought an interesting benefit for new investors in the form of ENTRY FEE 30 EUROS for the first investment. This was one of the reasons that helped to expand the Invest Club. Thus, as of 30.4. 2022 we have 5 833 Invest Club members.

Preparation of documents for NBS regulation

The project team, in cooperation with the legal and IT departments, prepares documents for Licensing by the National Bank of Slovakia (NBS). As an investment crowdfunding platform, it is expected that we will be regulated by the NBS from 10 November 2022 on the basis of the Regulation of the European Parliament and of the Council of the EU of 7 October 2020 on European crowdfunding service providers for business.

The granting of authorizations to carry out the activities of a provider shall be carried out by the regulatory and supervisory authority, which shall be National Bank of Slovakia in cooperation with the European Supervisory Authority. We will keep you informed of further developments.

Successfully funded projects

In the past four months, we have published 13 campaigns from 9 projects (Sokolka Premium, Three Hills Home, Monthly Payouts with Capital Growth, Viladomy Hviezdoslav, Rezidencia M. Kukučína, Kukučín dvor, Eco Hydro Vila, BD Ružová and Rezidencia J. Wolkera). The investors have together financed an amount of EUR 1 387 267,47.

Statistics of the project "Sokolka Premium, Zvolen"

  • Number of campaigns: 2.
  • Invested together: 193 544,47 EUROS.
  • It involved 190 investors.
  • I. Campaign: period 18 months, decree 11,19 % p.a., disbursement quarterly (pro-rata).
  • Campaign II: period 12 months, decree 11.2 % p.a., disbursement annual.

  • Invested together: EUR 57 047,45.
  • It involved 45 investors.
  • Campaign: period 18 months, decree 11.57 % p.a., disbursement quarterly (pro-rata).

  • Number of campaigns: 1.
  • Invested together: EUR 80 509,22.
  • It involved 114 investors.
  • Campaign: period 9 - 36 months, decree 7,58 % p.a. + 10,5 % capital growth, disbursement monthly.

  • Number of campaigns: 2.
  • Invested together: EUR 450 774,87.
  • It involved 410 investors.
  • I. Campaign: period 18 months, decree 12,08 % p.a., disbursement quarterly (pro-rata).
  • Campaign II: period 18 months, decree 12,08 % p.a., disbursement half-yearly (pro rata).

  • Number of campaigns: 2.
  • Invested together: EUR 121 746,38.
  • It involved 150 investors.
  • I. Campaign: period 36 months, decree 11,51 % p.a., disbursement quarterly (pro-rata).
  • Campaign II: period 36 months, decree 11,51 % p.a., disbursement quarterly (pro-rata).

  • Number of campaigns: 1.
  • Invested together: EUR 30 331,97.
  • It involved 55 investors.
  • Campaign: period 12 months, decree 10.3 % p.a., disbursement at the end investment period.

Statistics of the project "Residence of M. Kukučín"

  • Number of campaigns: 1.
  • Invested together: EUR 58 568,79.
  • It involved 68 investors.
  • Campaign: period 12 months, decree 10.9 % p.a., disbursement at the end investment period.

Statistics of the project "BD Ružová, Prešov"

  • Number of campaigns: 1.
  • Invested together: EUR 73 295,1.
  • The project involved 55 investors.
  • Campaign: period 9 months, decree 9,7 %, disbursement of proceeds - at the end of the investment period.

Statistics of the project "J. Wolker Residence, Poprad"

  • Number of campaigns: 2.
  • Invested together: EUR 321 449,22.
  • The project involved 222 investors.
  • I. Campaign: period 18 months, decree 13,07 % p.a., disbursement of proceeds - quarterly (pro-rata).
  • Campaign II: period 18 months, decree 13,07 % p.a., disbursement of proceeds - quarterly (pro-rata).

Repayment of the principal of the J. Wolker Residence loan

The first investment campaign of 2020 for the development project Rezidencia J. Wolkera in Poprad was completed on 20 April 2022. The developer CP MERCURIUS TRADE s.r.o. paid the last instalment of the proceeds in March in the amount of EUR 19 568,82 and a month later, according to the instalment plan, PREPAYMENT BONUSES in the amount of EUR 8 707,47 and the principal amount of EUR 278 161.

Statistics of the Invest in Slovakia platform

The general awareness of our work and our projects grew during this period as well. We gave interviews to several media outlets such as Economic newspaper and the magazine FORMEN with placement directly on the front page. The aforementioned benefit STARTING FEE contributed a small gift of EUR 30 to the 1st investment of 277 investors for a total of EUR 6 810.

Of the total number of registered Invest Club members (5,847), active investor accounts are 1 857.

In terms of gender, investors are dominated by men (79.1 %), but there is an increasing number of women (20.9 %) investors.

The age distribution of our investors ranges from 18 to 72 years. Investors 40+ are the most active. They invest regularly, in higher amounts and diversify their real estate portfolio.

Dominated by permanent residence Bratislava residents, then cities like Košice, Poprad and Prešov.

Current status of projects

Park Lesná***, High Tatras - in the phase of zoning proceedings and preparation for utilities.

Jiří Wolker Residence, Poprad - 3.1. 2022 the developer has obtained a final planning permission. Currently preparing documents for the building permit.

Green project Prešov, Na Rúrkach - The developer started construction work in early April. Pre-sales are scheduled for 2Q/2022.

ECO-HYDRO, Spišská Teplica - the developer started construction work at the end of March.

Sokolka, Zvolen - in March, construction work began. The project is in presale. The first apartment was sold in April 2022.

Three Hills Home***, Veľká Lomnica - in the study and project change phase.

Small Villas Project - design work for specific plots is underway.

M. Kukučína Residence, Zvolen - the developer continues the reconstruction works. Pre-sale of the project is scheduled for 2Q/2022.

BD Ružová, Prešov - the developer continues the reconstruction works. The presale Project.

Schvabi Residenz, Prešov - The developer plans to complete the project documentation in 2Q/2022. Subsequently, an application for zoning permit will be submitted. The developer anticipates the building permit in 4Q/2022.

Viladomy Hviezdoslav, Stupava - The developer financed the purchase of the project and is currently preparing the project documentation for the building permit. The building permit is expected in 4Q/2022.

Kukucin's yard, Zvolen - The developer has purchased a dilapidated property that it plans to demolish and has signed a Future Purchase Agreement for the adjacent property with the Railroad. The developer will use the land for the construction of parking stalls and a driveway.

NBS. On the basis of Regulation (EU) 2020/1503 of the European Parliament and of the Council of 7 October 2020 on European crowdfunding service providers for business and amending Regulation (EU) 2017/1129 and Directive (EU) 2019/1937 (the "Regulation on European crowdfunding service providers for business"), crowdfunding will become a legally regulated activity. From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia. As a provider of crowdfunding services, we welcome this effort of the European Parliament and we are ready to actively participate in the implementation of the Regulation in order to clarify and set uniform rules for crowdfunding within Slovakia as well as throughout the European Union.
