Entering the new year 2021, Invest Slovakia has not underestimated. Last year was a start-up year for the platform. It published four real estate projects in the INVESTORS CLUB.

New projects have been added and are slowly moving to the next stages - building permit, planning permission or implementation.

Successfully funded projects

In the space of four months, 3 successfully funded campaigns for new investment opportunities have taken place.

In January, we launched a new investment opportunity "ECO-HYDRO" in Spišská Teplice on the Investícia Slovensko platform. It was a real estate project where a new generation of family houses "ECO-HYDRO" will be built with almost zero energy consumption, renewable resources and water saving, which is recycled from 85%. With the help of the INVESTORS CLUB members, the project was financed in 4 working days with the amount of 168,331 euros.

Statistics "ECO-HYDRO", Spišská Teplica:

  • Total investment EUR 168 331.
  • Minimum investment 100 EUR.
  • Maximum investment EUR 20 000.
  • The project involved 124 investors.
  • The fixed return from this project was 12,77 % p.a.
  • Disbursement of proceeds - Quarterly.
  • Investment period - 18 months.

The last week of March brought the second investment opportunity - "SMALL VILLAS". The main idea is to replace prefabricated housing and housing in large, multi-generational houses. The basic living unit has an area from 65 m², so it is a cozy living space with the dimensions of a standard apartment. On its own plot, with its own parking space, with its own garden and terrace. This investment refinanced the original loan for the main investor, which was granted in 2019.

The INVESTORS CLUB members responded very flexibly to the new project and the campaign was raised in a whopping 24 hours.

Statistics of the project "SMALL VILLAS":

  • Total investment EUR 152 010.
  • Minimum investment 100 EUR.
  • Maximum investment EUR 20 000.
  • The project involved 125 investors.
  • The fixed return from this project was 13,58 % p.a.
  • Disbursement of proceeds - Quarterly.
  • Investment period - 18 months.

April brought the continuation of the investment opportunity in Zvolen. It was the second stage of the project, as this was a project with a legally valid building permit already issued. The minimum amount set was EUR 170 000. The members of the INVESTORS CLUB filled the minimum amount in 11 days, which was the entire length of the published campaign.

Statistics "HOUSING HOUSE - ZVOLEN":

  • Total investment EUR 177 138.
  • Minimum investment 100 EUR.
  • Maximum investment EUR 14 951.
  • The project involved 161 investors.
  • The fixed return from this project was 11,19 % p.a.
  • Disbursement of proceeds - Quarterly.
  • Investment period - 18 months.

The average amount of investment in the "ECO-HYDRO" projects was EUR 1 318.84, in the "MALÉ VILY" project it was EUR 1 151.59 and in the Zvolen II Housing project the average was EUR 1 100.23.

Completion of the Smallville project

The first project of 2019 was completed on 1 April 2021. The principal and proceeds were paid to the participating investors according to the repayment schedule. The investment for Smallville took 18 months to complete. We supported this investment plan with a new investment campaign in March 2021 for 18 months. The money was used to refinance the loan and other principal investor costs.

Thus, as of 1 April 2021, the last proceeds, earned bonuses and principal have been paid to participating investors. This was a principal amount of EUR 82 710. Over the lifetime of the project, proceeds of EUR 20 375,28 have been paid. The amount of the bonuses was EUR 2 205.

Disbursement of proceeds

For the months of January - April, developers paid Investícia Slovensko investors proceeds from six ongoing projects (Smallville, Park Lesná*** I. and II., Jiří Wolker's Residence, Green Project in Prešov and Residential House in Zvolen I.) in the amount of EUR 48 792,12.

The INVESTORS CLUB has 2 685 registered members as of 4 May, of which 471 are active investors (i.e. who have invested at least once). The numbers are growing day by day. To date, Investícia Slovensko has brokered investments amounting to EUR 1 893 285.04.

From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia. As a provider of crowdfunding services, we welcome this effort of the European Parliament and we are ready to actively participate in the implementation of the Regulation in order to clarify and set uniform rules for crowdfunding within Slovakia as well as throughout the European Union.
