PERFORMANCE REPORT: September - December

The last quarter of this year brought several opportunities to evaluate your funds. We have disclosed to Invest Club members 11 campaigns.

This quarter has been rich not only in investment opportunities, but also in media coverage of our platform. We took advantage of several opportunities to showcase ourselves, our work and where we want to go and continue.

We wrote about the renovation of the buildings in Hospodárske noviny, in the online magazine Refresher you could see us in the section Disrupter and on the website startitup.sk we presented a unique chance to capitalize on the real estate development boom. In the men's magazine Formen we introduced an interesting collaboration with MMA fighter Vlastom Čepto put into the world, also through him as an athlete, the idea that we need to think about the reserve from a young age, in small amounts and regularly.

These steps and media campaigns have also helped to broaden the investor base - as of 31 December, we have 4,802 investors in Invest Club.

Successfully funded projects

In the past four months we have published 11 campaigns from 5 projects (BD Ružová I. and II., Viladomy Kukučka III., Schvabi Residenz I. and II. (a total of 4 campaigns, including additional ones), Building Plots V. Tatry and Monthly payouts with capital growth I., II. and III.). Total amount raised EUR 1 453 835,08.

Statistics of the project "BD Ružová, Prešov"

Statistics of the project "4Q/2021 - Payouts with capital growth I - III."

• Total investment EUR 264 453,45.
• The project involved 280 investors.
• The fixed return from this project was 7.58 % p.a.
• Capital growth after 36 months - 10,5 %
• Disbursement of proceeds - per month.
• Investment period - 9 - 36 months.

Statistics of the project "Schvabi Residenz, Prešov"

• Total investment EUR 353 917,68.
• The project involved 293 investors.
• The fixed return from this project was 11,68 % p.a.
• Disbursement of proceeds - quarterly (pro-rata).
• Investment period - 24 months.

Statistics of the project "Viladomy Kukučka III, Zvolen"

• Total investment EUR 106 033,27.
• The project involved 74 investors.
• The fixed return from this project was 10,80 % p.a.
• Disbursement of proceeds - quarterly (pro-rata).
• Investment period - 12 months.

Statistics of the project "Building land, V. Tatry"

• Total investment EUR 298 026,61.
• The project involved 162 investors.
• The fixed return from this project was 13,58 % p.a.
• Disbursement of proceeds - quarterly (pro-rata).
• Investment period - 18 months.

Thank you to all the investors who participated in these campaigns and helped meet the target amounts. Thanks to you, we are growing and your returns are multiplied in return.

Disbursement of proceeds

For months September - December developers paid out proceeds from fourteen ongoing projects to Invest in Slovakia investors amounting to a total of 123 038,20 EUROS.

During the last quarter, all revenues were paid on time and without any delays.

Payment of principal

The Forest Park I project has been completed. As of 20 December, the last instalment of the proceeds, the BONUS from the project and the principal amount of EUR 171,600 was paid.

The project continues with the construction of the access road and the preparation of the land for building plots with utilities. Project managers are working every day to bring the project to a successful conclusion. We will keep you informed of further developments.

Statistics of the Invest in Slovakia platform

Our numbers are growing every day. We are very happy about this and look forward to each new member and new investment.

Out of the total number of registered investors (4 802), 1 442 verified accounts are active in Invest Club (the rest are in registered or unverified status). Of this total, there are 859 active investors (i.e. an investor who has posted a credit at least once).

Men dominate among investors, but women are not lagging behind and more and more of them are interested in investing in real estate.

Invest in Slovakia has brokered investments to date in the amount of EUR 4 040 527,95.

Current status of projects

Park Lesná***, High Tatras - The project is in the planning procedure phase (payment of the principal from the 2019 Campaign No. I).

Jiří Wolker Residence, Poprad - 3.1. the developer has obtained a valid planning permission.

Green project Prešov, Na Rúrkach - 22.11. the developer obtained a valid building permit.

ECO-HYDRO, Spišská Teplica - 8.12. the developer obtained a valid building permit.

Sokolka, Zvolen - 8.12. the developer has obtained permission to alter the development prior to completion.

Three Hills Home***, Veľká Lomnica - in the study and project design phase.

Small Villas Project - housing in smaller houses. At the stage of design and acquisition of suitable land.

M. Kukučína Residence, Zvolen - in the state of preparation of projects for building permits. Reconstruction works have started.

BD Ružová, Prešov - in the state of preparation for the building permit. Reconstruction works have started.
