Nehnute\u013enosti patrili v\u017edy medzi ob\u013e\u00faben\u00e9 investi\u010dn\u00e9 n\u00e1stroje, ktor\u00e9 l\u00e1kali mnoh\u00fdch men\u0161\u00edch i v\u00e4\u010d\u0161\u00edch investorov na Slovensku. To sa v\u0161ak v priebehu roka 2022 zmenilo. Ich ceny dosiahli maxim\u00e1 a spolu s drah\u00fdmi hypot\u00e9kami si ich mohlo dovoli\u0165 \u010doraz men\u0161ie percento obyvate\u013estva. Je teraz vhodn\u00fd \u010das na k\u00fapu investi\u010dnej nehnute\u013enosti alebo by ste mali po\u010dka\u0165?<\/strong><\/p>\n\n\n\n

Trh s nehnute\u013enos\u0165ami ochladol, no ceny sa pr\u00edli\u0161 nezmenili<\/h2>\n\n\n\n

Po r\u00fdchlom zdra\u017eovan\u00ed nehnute\u013enost\u00ed, ktor\u00e9 za\u010dalo na prelome febru\u00e1ra a marca 2022, za\u010dal trh v posledn\u00fdch mesiacoch chladn\u00fa\u0165. Ceny dvoj \u010di trojizbov\u00fdch bytov klesaj\u00fa plo\u0161ne v takmer ka\u017edom okrese<\/strong>. Najvy\u0161\u0161\u00ed pokles m\u00f4\u017eeme sledova\u0165 v okrese Bansk\u00e1 Bystrica, kde do\u0161lo k medzikvart\u00e1lnej zmene cien dvojizbov\u00fdch bytov o -12,09 % a Ko\u0161ice II, kde pokles predstavoval -7,01 %.<\/p>\n\n\n\n

Naopak, niektor\u00e9 okresy, ako napr\u00edklad Tren\u010d\u00edn, nezaznamenali \u017eiadnu zmenu a v niektor\u00fdch do\u0161lo k zdra\u017eovaniu<\/strong>. Pr\u00edkladom zdra\u017eovania je Nitra, kde ceny dvojizbov\u00fdch bytov medzikvart\u00e1lne vzr\u00e1stli o 7,25 %.<\/p>\n\n\n\n

Pokles zaznamenali \u0422\u0430\u043a\u0436\u0435<\/strong> trojizbov\u00e9<\/strong> byty<\/strong>. Najv\u00e4\u010d\u0161\u00ed bol v okrese Ko\u0161ice II (-8,02 %) a Bratislava III (-7,69 %). Opakom bol okres Bratislava I s n\u00e1rastom cien 23,31 %, Trnava s n\u00e1rastom 3,89 % a Ko\u0161ice I, kde ceny vzr\u00e1stli o 2,50 %.<\/p>\n\n\n\n

Ceny na realitnom trhu postupne klesaj\u00fa, no nedoch\u00e1dza k v\u00fdrazn\u00fdm poklesom, ktor\u00e9 mnoh\u00ed o\u010dak\u00e1vali<\/strong>. Viacer\u00ed odborn\u00edci toti\u017eto porovn\u00e1vali s\u00fa\u010dasn\u00fa realitn\u00fa bublinu s tou, ktor\u00e1 nastala v roku 2008. Teraj\u0161ia situ\u00e1cia je v\u0161ak in\u00e1. Ceny sa vyv\u00edjaj\u00fa r\u00f4znym smerom, a to v z\u00e1vislosti od ich ve\u013ekosti a okresu. V\u00fdrazn\u00e9ho skoku v cen\u00e1ch smerom dole sa v\u0161ak nemus\u00edme ani do\u010dka\u0165.<\/p>\n\n\n\n

Pokles cien je rozhodne pozit\u00edvnou spr\u00e1vou pre mnoh\u00fdch, ktor\u00ed prem\u00fd\u0161\u013eaj\u00fa o k\u00fape bytu, no je d\u00f4le\u017eit\u00e9 poznamena\u0165, \u017ee ceny st\u00e1le nie s\u00fa tak\u00e9 v\u00fdhodn\u00e9<\/strong>, ako tomu bolo napr\u00edklad na konci roka 2021. V porovnan\u00ed s t\u00fdmto obdob\u00edm s\u00fa nehnute\u013enosti st\u00e1le o desiatky percent drah\u0161ie.<\/p>\n\n\n\n

Pokles cien sp\u00f4sobilo viacero faktorov<\/h2>\n\n\n\n

Men\u0161\u00ed pokles cien, ktor\u00fd m\u00f4\u017eeme na trhoch s nehnute\u013enos\u0165ami aktu\u00e1lne vidie\u0165, m\u00e1 na svedom\u00ed viacero<\/strong> faktorov<\/strong>. Ur\u010dit\u00fdm sp\u00f4sobom sa o\u0148 postarala situ\u00e1cia prameniaca z vojnov\u00e9ho konfliktu na v\u00fdchode, infl\u00e1cia a st\u00e1le pretrv\u00e1vaj\u00faca pand\u00e9mia koronav\u00edrusu. \u013dudia pracuj\u00fa so svojimi financiami opatrnej\u0161ie ako v minulosti, preto\u017ee nie ka\u017ed\u00fd sa chce v \u010dase neistoty za\u0165a\u017ei\u0165 \u00faverom a vysok\u00fdmi spl\u00e1tkami.<\/p>\n\n\n\n

Na pokles cien v\u0161ak mali najv\u00e4\u010d\u0161\u00ed vplyv drah\u00e9<\/strong> \u00favery<\/strong>. Priemern\u00e1 \u00farokov\u00e1 sadzba novoposkytnut\u00fdch \u00faverov predstavovala v novembri 2022 rekordn\u00fdch 2,91 percenta. Na podobnej \u00farovni boli hypot\u00e9ky v roku 2015. <\/p>\n\n\n\n

Naopak, e\u0161te po\u010das roka 2021 bola priemern\u00e1 \u00farokov\u00e1 sadzba na historickom minime. V tomto \u010dase sa pohybovala okolo 0,81 percenta<\/strong>, \u010d\u00edm Slovensko zaradila medzi krajiny s najlacnej\u0161\u00edmi \u00favermi v Eur\u00f3pskej \u00fanii.<\/p>\n\n\n\n

K\u00fdm v marci 2022, \u010di\u017ee tesne pred v\u00fdrazn\u00fdm zdra\u017eovan\u00edm nehnute\u013enost\u00ed poskytli banky viac ako tri miliardy eur, v novembri 2022 to bolo len 962 mili\u00f3nov<\/strong>.<\/p>\n\n\n\n

Nehnute\u013enosti s\u00fa st\u00e1le drah\u00e9 a nem\u00f4\u017ee si ich dovoli\u0165 \u00faplne ka\u017ed\u00fd<\/h2>\n\n\n\n

Aj napriek tomu, \u017ee ceny nehnute\u013enost\u00ed mierne klesli, st\u00e1le nie s\u00fa dostupn\u00e9 tak, ako pred rokom \u010di dvoma<\/strong>. Ich k\u00fapa predstavuje probl\u00e9m pre mnoh\u00fdch, neh\u013eadiac na to, \u010di si chc\u00fa k\u00fapi\u0165 nov\u00e9 b\u00fdvanie, alebo invest\u00edciu.<\/p>\n\n\n\n

Cel\u00fa situ\u00e1ciu komplikuj\u00fa aj st\u00e1le<\/strong> drah\u0161ie<\/strong> \u00favery<\/strong>. Kv\u00f4li nim si v s\u00fa\u010dasnosti m\u00f4\u017ee klient od banky po\u017ei\u010da\u0165 ove\u013ea menej pri zachovan\u00ed rovnakej mesa\u010dnej spl\u00e1tky. Ni\u017e\u0161\u00ed \u00faver v\u0161ak nemus\u00ed pokry\u0165 potrebn\u00fa sumu na k\u00fapu b\u00fdvania, a to ani vtedy, ke\u010f bud\u00fa nehnute\u013enosti \u010falej klesa\u0165.<\/p>\n\n\n\n

Podobn\u00e9ho n\u00e1zoru je aj N\u00e1rodn\u00e1 banka Slovenska, ktor\u00e1 upozor\u0148uje na to, \u017ee dostupnos\u0165 b\u00fdvania je na Slovensku \u010doraz hor\u0161ia<\/strong>. K\u00fdm v minulosti zhor\u0161ovali dostupnos\u0165 vysok\u00e9 ceny nehnute\u013enost\u00ed, v s\u00fa\u010dasnosti ju zhor\u0161uj\u00fa najm\u00e4 vysok\u00e9 \u00favery.<\/p>\n\n\n\n
