Investovanie do nehnute\u013enost\u00ed je v s\u00fa\u010dasnosti bezpochyby\njedn\u00fdm z najpopul\u00e1rnej\u0161\u00edch sp\u00f4sobov investovania a budovania pas\u00edvneho pr\u00edjmu.\nV s\u00e9rii \u010dl\u00e1nkov s n\u00e1zvom \u201c10 d\u00f4vodov,\npre\u010do investova\u0165 do nehnute\u013enost\u00ed\u201d<\/strong> sme si pre v\u00e1s pripravili hlavn\u00e9 d\u00f4vody\na motiv\u00e1tory, pre\u010do je tomu tak.<\/em><\/p>\n\n\n\n

S\u00e9riu sme rozbehli prv\u00fdm \u010dl\u00e1nkom<\/a>, v ktorom sme\nspomenuli mo\u017enos\u0165 budovania pas\u00edvneho\npr\u00edjmu, diverzifik\u00e1ciu investi\u010dn\u00e9ho portf\u00f3lia ako aj da\u0148ov\u00e9 v\u00fdhody<\/strong>, ktor\u00e9\nplyn\u00fa z investovania do nehnute\u013enost\u00ed na Slovensku.<\/p>\n\n\n\n

V druhom \u010dl\u00e1nku<\/a> zo s\u00e9rie sme sa zas pozreli na dostupnos\u0165 investovania do real\u00edt<\/strong>, ktor\u00e9 sa v posledn\u00fdch rokoch otvorilo aj \u0161irokej verejnosti. \u010ealej na bezpe\u010dnos\u0165 invest\u00edci\u00ed do nehnute\u013enost\u00ed a r\u00f4zne investi\u010dn\u00e9 pr\u00edle\u017eitosti<\/strong>, ktor\u00e9 sa naskytaj\u00fa investorovi do real\u00edt.<\/p>\n\n\n\n

No a v dne\u0161nom\ntre\u0165om a fin\u00e1lnom \u010dl\u00e1nku v\u00e1m predstav\u00edme zvy\u0161n\u00e9\n4 d\u00f4vody, pre\u010do investova\u0165 do nehnute\u013enost\u00ed<\/strong>, \u010d\u00edm zav\u0155\u0161ime cel\u00fa s\u00e9riu.<\/p>\n\n\n\n

V\u00fdhoda\n\u010d.7: Ceny nehnute\u013enost\u00ed rast\u00fa<\/h2>\n\n\n\n

Napriek tomu, \u017ee raz za p\u00e1r rokov prich\u00e1dza obdobie, zvy\u010dajne trvaj\u00face rok \u010di dva, kedy cena nehnute\u013enost\u00ed kr\u00e1tkodobo poklesne, pod\u013ea ofici\u00e1lnych \u00fadajov N\u00e1rodnej Banky Slovenska <\/strong>sa nehnute\u013enosti ur\u010den\u00e9 na b\u00fdvanie na Slovensku zhodnotili od roku 2002 do roku 2015 priemerne vo v\u00fd\u0161ke 5,77% ro\u010dne. <\/strong>\u010co znamen\u00e1, \u017ee okrem pozit\u00edvneho cash flow, kedy v\u00e1m spl\u00e1ca n\u00e1jomn\u00edk hypot\u00e9ku a v\u0161etky v\u00fddaje spojen\u00e9 s u\u017e\u00edvan\u00edm bytu, v kone\u010dnom d\u00f4sledku zarob\u00edte aj na samotnom zv\u00fd\u0161en\u00ed bud\u00facej k\u00fapnej ceny.<\/strong><\/p>\n\n\n\n

V\u00fdhoda\n\u010d.8: Investova\u0165 m\u00f4\u017eete aj cudzie peniaze<\/h2>\n\n\n\n

Snaha o\nzbohatnutie, alebo odchod do pred\u010dasn\u00e9ho d\u00f4chodku len<\/strong> \u0161etren\u00edm zaroben\u00fdch\npe\u0148az\u00ed je prinajmen\u0161om ve\u013emi obtia\u017ene<\/strong>, ak nie \u00faplne nemo\u017en\u00e9. Investovanie\nje preto hne\u010f po splaten\u00ed v\u0161etk\u00fdch dlhov okrem hypot\u00e9ky krokom \u010d\u00edslo 1 v budovan\u00ed finan\u010dnej slobody <\/strong>a nez\u00e1vislosti.<\/p>\n\n\n\n

Investovanie do\nreal\u00edt pon\u00faka investovanie cudz\u00edch\nfinan\u010dn\u00fdch prostriedkov (z banky)<\/strong> na zhodnocovanie v \u010dase. Tento p\u00e1kov\u00fd\nefekt sa v\u00e1m ur\u010dite nenaskytne, ak sa rozhodnete investova\u0165 napr\u00edklad do akci\u00ed,\ndlhopisov alebo kryptomien. Banka v\u00e1m celkom s ur\u010ditos\u0165ou v\u00fdhodn\u00fd \u00faver na 30\nrokov za smie\u0161ny \u00farok na tak\u00fdto typ invest\u00edci\u00ed neschv\u00e1li.<\/p>\n\n\n\n

V\u00fdhoda\n\u010d.9: Nehnute\u013enosti patria medzi hmotn\u00fd majetok<\/h2>\n\n\n\n

Na rozdiel od\ninvestovania do cenn\u00fdch papierov, nehnute\u013enosti\ns\u00fa hmotn\u00fdm majetkom, <\/strong>ktor\u00fd m\u00f4\u017eete vidie\u0165 a chyti\u0165. Pre mnoh\u00fdch investorov,\nnajm\u00e4 za\u010d\u00ednaj\u00facich, je \u0165a\u017ek\u00e9 vybudova\u0165\nsi d\u00f4veru v investovanie do nehmotn\u00fdch statkov<\/strong>, do abstraktn\u00e9ho\nvlastn\u00edckeho pr\u00e1va.<\/p>\n\n\n\n

Za samozrejmos\u0165 pova\u017eujeme aj riadne poistenie majetku a domu samotn\u00e9ho<\/a><\/strong>, ktor\u00e9 by malo zah\u0155\u0148a\u0165 aj po\u0161kodenie \u017eivlami, napr\u00edklad povod\u0148ami, alebo u\u017e spom\u00ednan\u00fdm po\u017eiarom. <\/p>\n\n\n\n
