Financovanie projektu za\u010dalo kampa\u0148ou \"Rekon\u0161trukcia na bytov\u00fd dom\" - predstaven\u00e1 ako na\u0161a posledn\u00e1 kampa\u0148 roku 2020. Projekt odvtedy pre\u0161iel viacer\u00fdmi zmenami. Napr\u00edklad p\u00f4vodn\u00fd pl\u00e1n obsahoval 2 obchodn\u00e9 priestory a 5 bytov, dnes je to 1 a 7 v prospech bytov.<\/p>\n\n\n\n

K\u013e\u00fa\u010dovou s\u00fa\u010das\u0165ou dobr\u00e9ho projektu je lokalita - jedin\u00e1 vec, ktor\u00fa v bud\u00facnosti neviete zmeni\u0165.<\/strong> V\u00fdrazne ovplyv\u0148uje \u017eiadanos\u0165 a cenu nehnute\u013enosti. Zvolen patr\u00ed k \u017eiadan\u00fdm mest\u00e1m, s cenami konkuruj\u00facimi ved\u013eaj\u0161iemu krajsk\u00e9mu mestu - Banskej Bystrici. So zvy\u0161kom Slovenska je spojen\u00fd viacer\u00fdmi sp\u00f4sobmi dopravy, od dia\u013enic a\u017e po bl\u00edzke letisko a svojim obyvate\u013eom poskytuje kompletn\u00fa ob\u010diansku vybavenos\u0165 - obchodn\u00e9 centr\u00e1, \u0161k\u00f4lky, z\u00e1kladn\u00e9, stredn\u00e9 a vysok\u00e9 \u0161koly, \u0161portovisk\u00e1 a \u010fal\u0161ie.<\/p>\n\n\n\n

D\u00f4le\u017eit\u00e9 s\u00fa aj miesta pre vo\u013eno\u010dasov\u00e9 aktivity a in\u00e9 body z\u00e1ujmu, ktor\u00e9 obyvate\u013eom spr\u00edjem\u0148uj\u00fa \u017eivot.<\/strong> To v\u0161etko toti\u017e priami vpl\u00fdva na predajnos\u0165 projektu. Sokolsk\u00e1 ulica, kde sa projekt nach\u00e1dza, le\u017e\u00ed ne\u010faleko centra mesta. Na ulici a v jej okol\u00ed je dostatok zelene a prie\u010delie domu je orientovan\u00e9 na juhoz\u00e1pad, \u010do zabezpe\u010duje dostatok slne\u010dnosti. \u010eal\u0161ia zele\u0148 je pl\u00e1novan\u00e1 priamo v objekte.<\/p>\n\n\n\n

\u010eal\u0161\u00edm d\u00f4le\u017eit\u00fdm faktorom je cenov\u00e1 dostupnos\u0165.<\/strong> Ceny 2 a\u017e 3 izbov\u00fdch bytov sa vo Zvolene, v obdob\u00ed za\u010diatku projektu, pohybovali v rozmedz\u00ed 2100 - 2400 EUR\/m2 (v centre 2500, a\u017e 2800). \u010co je cenov\u00e1 hladina, ktor\u00e1 sa odvtedy udr\u017eala, a\u017e mierne nar\u00e1stla.<\/p>\n\n\n\n

Projekt spustil predpredaj v 1Q 2022, za 3 mesiace sa predali 2 byty. Viac o tomto si povieme v \u010dasti Marketing.<\/p>\n\n\n\n

K cene e\u0161te treba spomen\u00fa\u0165, \u017ee rolu nehr\u00e1 len k\u00fapna cena, ale aj n\u00e1sledn\u00e9 n\u00e1klady na energie. Tie s\u00fa v\u00fdrazne zn\u00ed\u017een\u00e9 po\u010diato\u010dnou invest\u00edciou Vlastn\u00edka projektu do tepeln\u00e9ho \u010derpadla a fotovoltaick\u00fdch panelov. Vlastn\u00edk projektu taktie\u017e zabezpe\u010dil dostatok parkovac\u00edch miest priamo v objekte. Spolu sa zapojilo 538 \u010dlenov - investorov. Zafinancovali \u010diastku 654 371,37 EUR, z ktorej dosiahnu priemern\u00fd ro\u010dn\u00fd v\u00fdnos 11,69 %. Koniec investi\u010dn\u00e9ho obdobia je pl\u00e1novan\u00fd na 1Q 2023. Vlastn\u00edk celkovo vyplat\u00ed 123 867,64 EUR na v\u00fdnosoch. <\/strong><\/p>\n\n\n\n

Pre predaj sa rozhodol priamo, bez realitnej agent\u00fary, \u010d\u00edm dok\u00e1\u017ee poskytn\u00fa\u0165 kvalitn\u00fd servis kupuj\u00facim a z\u00e1rove\u0148 zn\u00ed\u017ei\u0165 cenu o jej prov\u00edziu.<\/p>\n\n\n\n

Medzi hlavn\u00e9 v\u00fdhody Sokolky patria komornos\u0165 b\u00fdvania v uzavretej komunite a byty v rozmeroch od 32 po a\u017e 77m2 v tichej \u010dasti mesta Zvolen, st\u00e1le ne\u010faleko centra.<\/p>\n\n\n\n
